In his role leading Waymaker, Philip Gallegos, CFA oversees investment, fundraising, and operational activities for all equity and debt transactions. Philip’s investing career has spanned all major real estate asset classes and various positions in the capital stack. Philip has underwritten, negotiated, and closed $1.8 billion in bonds, construction loans, bridge financing, and permanent loans in CMBS markets and with debt funds, banks, and life insurance companies. He has led acquisitions and dispositions on 5.1 million square feet of commercial real estate valued at $2.2 billion and 2.2 million square feet of ground-up developments valued at over $900 million.
Before founding Waymaker, Philip served as Vice President of Capital Markets for Howard Hughes Holdings Inc. (NYSE: HHH), where he led and contributed to new developments, acquisitions, dispositions, and loan executions. During his tenure at HHH, Philip worked on the team responsible for successfully closing the then-largest acquisition in company history, a $565 million purchase of 2.8 million square feet in a sale-leaseback transaction with Occidental Petroleum, and successfully executed various strategic board initiatives, including a $194.7 million bond issuance to capitalize on future receipts of municipal utility district bonds, leading a multi-year disposition effort for non-core single-tenant and multi-tenant retail assets in various HHH master-planned communities, negotiating strategic joint ventures for ground-up development across numerous asset classes, and managing day-to-day operations for HHH’s co-GP interest in 110 North Wacker, a 1.5 million square foot trophy-class office building in Chicago.
Philip is on the board of directors for Camp For All, a nonprofit focused on enriching the lives of children and adults with challenging illnesses and special needs through unique, barrier-free camp experiences on their 200-acre facility in Burton, Texas. In his role with Camp For All, Philip serves on the capital campaign, finance, and governance committees, and has been an integral part in the Over The Edge rappelling fundraiser that has raised over $600K since 2021 to send children to camp. Philip is an active member of his church in The Woodlands, Christ Community Church, and is married to his wife of ten years, Kristen. He has three sons. Philip received his undergraduate degree from Texas A&M University and is a CFA charterholder.
